2. Realitní pes: the broadest free option
Realitní pes (realitni-pes.cz) says it watches more than 20 Czech property portals and sends alerts within five minutes of publication, with priority delivery on paid plans. The free Čmuchal plan gives you three searches; plots are only included from the paid Hlídač plan at CZK 149 a month with five searches. The Stopař plan at CZK 499 adds price-change tracking, auctions and advanced filters, and the top Smečka plan at CZK 999 is aimed at investors and agents. The service also offers an API and a connection for AI assistants.
Where it wins: number of portals, a free plan and investor features. Where it loses: the stated five-minute delivery is slower than one minute, and the plan with plots costs more than a comparable search on Realitní hlídací pes. Who it suits: people who want to try alerts for free first, and investors who follow auctions and price drops.
3. Visidoo: the most sources
Visidoo states 78 sources, including estate agents’ websites, and alerts within one minute. Through cooperation with several dozen agencies, its higher plans also show some listings before they reach the portals. The cheapest plan costs CZK 349 a month, the most expensive CZK 2,499.
Where it wins: breadth of sources and access to listings before publication. Where it loses: price. Three months on the cheapest plan cost more than three times as much as Realitní hlídací pes. Who it suits: demanding buyers and investors with a longer search who want the market covered as widely as possible.
4. RealScout: the fastest for buyers
RealScout watches four portals and says it alerts within about 30 seconds. You can draw your own area on a map, see listing history and get price-change alerts. The START plan with one search profile costs CZK 249 a month, PRO with five profiles CZK 499. After a seven-day trial the subscription starts automatically; you can cancel at any time.
Where it wins: stated speed, map areas and price tracking. Where it loses: it only watches sale listings, so it is no use for renting, and it covers fewer portals. Who it suits: buyers and investors who know which neighbourhood they want.
5. Sreality Premium: when one portal is enough
The largest Czech property portal offers free saved searches and a paid Premium version at CZK 199 a month with instant alerts and price history. Where it wins: alerts straight from the source and extra information about each listing. Where it loses: it sees nothing outside Sreality, so it misses most private listings from Bazoš and Bezrealitky. Who it suits: people searching in a segment dominated by agencies, such as new-build flats.
6. Bezrealitky: alerts as part of the Premium profile
Bezrealitky offers one free search with a daily summary. Its Premium profile, CZK 799 one-off for three months, adds up to five searches with instant alerts and, according to Bezrealitky, earlier access to new listings. According to the portal, the Premium profile is also needed to contact owners at all.
That is an important practical detail: if you are looking to rent mainly on Bezrealitky, another service’s alert will show you the listing, but you will still need the Premium profile to reply to the owner. In that case a combination makes sense: the Premium profile for Bezrealitky and an aggregating service for everything else.
7. Grento: free and with price drops
The Grento app, formerly MojeNájmy, offers a free property alert. It watches Sreality, Bezrealitky, Bazoš and iDNES Reality, checks the market several times a day and reports price drops as well as new listings, by e-mail and in the app. As noted above, we cooperate with Grento.
Where it wins: zero cost and price-drop alerts. Where it loses: checks several times a day are slower than the minute-by-minute checks of the paid services. Who it suits: people searching without time pressure or following prices in an area.
What we left out
There are other tools on the market: services that send one daily digest, alert features of further portals, and systems built for estate agents. We left them out because they suit an ordinary home search less well. A daily digest is too slow for listings that disappear quickly, and agent systems solve a different problem.
